After another fruitless open house yesterday, we talked things over with Rod (our real estate agent) and have decided to lower the asking price on our townhouse from $245,750 to $239,990. For some reason, $240K seems to be some kind of mental barrier that people must have. Even though other houses in our neighborhood are listed for a lot higher than us, many in recent weeks have sold around the $239K price point.
With less than 2 months until we close on our new house, we're hoping that lowering our price will drive in lots of traffic and spur an offer or two.
